What do I need to do in order to get

a lot approved for building?



Will have to submit the following document to the Health Department:

HEALTH DEPARTMENT BUILDING APPLICATION 2015


General Information:

Determine zoning requirements. If un-zoned, contact township trustee.

Determine acreage.  Greater than 20 acres, contact Health Department.
If splitting off land, and any portion is going to be less than 20 acres, contact Curtis Yount at the County Commissioners' office.  Must go though Review Board.

If approved by Zoning (or Township Trustee if unzoned) & Planning Commission (if applicable), make application to the Health Department.

Must submit to the Health Department:

Site Evaluation Application for Building Lot Approval along with soil evaluation form
Zoning permit or Un-zoned Township approval letter by Township Trustee
Copy of plat/subdivision map
Site review letter from planning commission if applicable
Copy of any recorded easements
Floor plan of house (blue prints)
Plot plan to scale showing:
 House and any other proposed buildings, structures
 Septic location and space for alternative system
 Well location
 Property lines and setbacks
 Mark neighboring wells and septic within 50’ of property
Geothermal Systems
 Driveway
 North marked
 Physical address

Schedule a site inspection at the Health Department.  The 2015 fee for this inspection is $200.00.

Must meet all Health Department requirements for building including, but not limited to: submission of the above stated items, access to a working county tile, county ditch, or a stream that flows year round. If a county tile/ stream is not available on the property then recorded easements to such drainage must be obtained. Easement area must include where the tile is located to county tile/ stream.  Size of septic system is determined by the square footage of the home and the number of bedrooms.  See Septic installation requirements for leach beds. Must have enough room on lot for home, well, septic, structures, etc. in order to be approved for building.  See well permit requirements.
 

All homeowners who had sewage permits issued after January 1 2007, are included in the Sewage Operational & Maintenance Program of the Darke County General Health District.  This program includes the inspection and operational permitting of systems after they have been installed. The frequency of inspection is dependent upon the type of system. Existing septic systems will be phased into this program.
